Is this a timeshare?
No. With GRAATIFY, you own a real estate asset, not a block of time. You can book stays throughout the year and when you want to sell your share in the property we're here to help make that hassle-free.

What does GRAATIFY do and does GRAATIFY buy and/or own the home?
GRAATIFY creates a property LLC for each home, finds and vet co-owners and handles all of the sales details. GRAATIFY does not buy or take an ownership position in a property so at closing, the co-owners enjoy 100% ownership of the home.

Is GRAATIFY involved with the purchase transaction?
Absolutely! GRAATIFY is involved throughout the buying process acting as your advisor and serving as a guide throughout the buying process. We leverage GRAATIFY's Preferred Partner Professionals network consisting of real estate agents, attorneys, accountants and property managers in order to take the stress out of buying, managing and maintaining your luxury home. Post closing, GRAATIFY helps with scheduling usage, cleaning service and maintenance.

How many days do I get to use the property?
All owners get an equal share of usage based on their "share" of ownership. As an example if there are four individual owners, each would own 1/4 share of usage which equates roughly to 12 weeks (3 months) of usage. Scheduling is easy, all you have to do is reach out to your personal GRAATIFY concierge to book your stay.

How many co-owners are allowed for a property?
While we generally see cohorts of 2-3 co-owners, and on rare occasions allow larger cohorts of 7-8, we have found that the most manageable (meaning less problems over the long run) are those in which the cohort consists of not more than 5 co-owners. As stated above, time is split evenly between the number of co-owners.

What kind of fees does GRAATIFY charge?
Unlike other competitors, GRAATIFY does not charge a fee per person to become "certified" or an additional fee to become "buyer-ready", nor do we charge any kind of "membership" fees. In our opinion these type of fees are just another way to extract money from customers without adding value. GRAATIFY charges a modest percentage (significantly lower than many of our competitors) of share purchase price at closing for our advisory services and collects a monthly fee from each owner used towards operational and property management services.
